There are many instances when you just need to know the value of a property and that is why we have developed the “General Value” appraisals. These types of reports are generally for private use appraisals and as such, need to be easy to understand while still conveying all the important information you’d expect to find in a thorough real estate appraisal. These appraisals are performed just like a mortgage appraisal, to the same standards and are just as accurate; the only difference is the format we use to convey the information. They are full appraisals that include a site visit of the subject property, photos, comparable analysis, market analysis and an explanation of the appraiser’s method for concluding a final value. In other words, these are FULL appraisals performed exactly the same way an appraisal for a mortgage would be, but they are less “bloated” because we’ve removed the non-essential information and government required forms. This makes the report concise, easy to understand, and less expensive for our customers!

FAQ About Our Austin Real Estate Appraisal Services

Is the appraiser going to take measurements of my house for his report?

A real estate appraiser is usually expected to verify the actual living area and gross building area of all structures on the property. Measurements are taken from the exterior using ANSI directions though a house appraiser will likely need to perform interior measurements for multi-story houses. A sloppy appraiser will apply rounded estimates to establish the house’s living area. If you have any paperwork that reliably depicts the living area then we recommend having that for the appraiser’s study .

What qualifies a person as a home appraiser?

Many states require all home appraisers to be, at a minimum, state licensed or state certified and have fulfilled demanding education and experience requirements and must adhere to strict industry guidelines and a professional code of ethics as promulgated by the Appraisal Foundation. Appraising is an apprenticeship and all appraisers must complete over 2,000 hours under a sponsor prior to being able to get a license. Finally, appraisers must be able to show proficiency in not just valuation but in their geographic area.

How is an appraisal researched?

The appraisal is a research heavy method whereby a home appraiser reviews general and specific data, distills relevant information, and uses this in his or her assessment to determine an estimate of value. A house appraiser will perform many steps to determine a final estimation of market value. A large portion of the appraisal is invested in analyzing the three key approaches to value which are comprised of Market Data, Cost Approach and the Income approach. The appraiser’s final opinion of market value is decided by reconciling the approaches used in the report and placing emphasis on the most relevant approach. Residential appraisal reports usually rely heavily on the market data approach to valuation as the most reliable.
